How to book and stay

Booking

Our flat schedules are complete and comprehensive. Our calendars are constantly updated, but for the best service, we invite our guests to contact us and ask for specific information or point out particular needs that we will try to satisfy.

The guest can:

Request general information about the service or a flat
Make a booking request for a specific flat

We try to make the booking process as simple as possible for our guest but at the same time secure and reliable for both our client and us.

Here are the steps:

The guest sends the booking request having the possibility to ask for information and make specific requests
Our staff will answer your questions and send you the link to make the reservation in which you will find information about the flat, the price and the general terms and conditions.
In the case of payment by bank transfer, proof of payment must be sent within 24 hours. After 24 hours the reservation is no longer valid.

How to block the flat

Bookings of less than 21 nights: payment of 100% of the stay.
Bookings between 21 and 29 nights: payment of 50% of the stay.
Bookings over 30 nights: 50% of the first month’s payment.

Cancellation policy

For stays of 1 to 20 nights:

Please refer to the rate conditions in the proposals below (Flexible or Non-refundable).

For stays from 21 nights:

Before arrival: the deposit will not be returned if you cancel the reservation or in case of no-show.

During your stay: you can anticipate your check-out date without penalty, with at least 30 days’ notice.

Security Deposit

To protect against any damage caused to the flat, upon check-in the guest must pay The Best Rent a security deposit for stays longer than 21 nights. The deposit will vary according to:

  • quality of the flat and its furnishings
  • length of stay

The guest may pay the amount

  • in cash
  • Bank transfer

The deposit will be returned in full 7 days after the date of the guest’s check-out, only if the staff of The Best Rent will verify and confirm that no damage has been caused and that all conditions have been respected. Otherwise, the amount of the damage will be deducted from the security deposit. If this is not sufficient to cover the damage, The Best Rent will ask the guest for the difference.

Pre-authorisation

For stays of less than 21 nights, a pre-authorisation will be made depending on the flat (€ 50 or € 300). This amount will be blocked on your card until you check out.

Arrival and departure

Check in

Check in is from 3 p.m. onwards (different times must be arranged)

Check out

For short stays of less than one week, the check-out time is requested at the time of booking. For longer stays the guest can communicate his or her preferences one week before leaving. A representative from The Best Rent will come to the flat and together with the guest will check that everything is in order and that the general and specific rules of the flat have been respected. The relationship between the guest and The Best Rent can be considered to be concluded upon the signing of the redelivery report.

Access to the property

A person in charge of The Best Rent may, upon reasonable notice, access the flat at any time to

  • verify the state of the property
  • carry out any repairs
  • have third parties view the property

 

In the event that the property, at the sole discretion of The Best Rent, is found to be in an unacceptable condition, the company will send its staff to restore a situation of normality and the costs will be charged to the tenant.

General rules

The guest must adhere to the following general rules during booking, check in, stay and check out. Failure to comply will result in a penalty charge.

The guest is obliged to

comply with the agreed check-in and check-out times and notify us in good time in the event of delays
return the property in the same state in which it was handed over to him/her
have the flat occupied only by the persons indicated by him/her on the booking form. Any exceptions must be agreed in advance with the company, also for the purposes of the necessary legal requirements
have the flat occupied by people with a regular residence permit, if foreign. The client assumes direct responsibility for the truthfulness of this declaration
not to grant the property for use by third parties and not to change its use in any way
to use the property with care and to refrain from any action that may cause damage to the property, to the movable property contained therein, and to the appurtenances of the same. In any case, the same undertakes to indemnify any damage it may have caused
respect and have the occupants of the flat respect the condominium regulations, the rules of good neighbourliness and the rules detailed in the “flat specific rules” sheet sent by The Best Rent S.r.l. to the Client together with the “Booking Form
prevent strangers from entering the property
not reproduce or hand over to third parties the keys of the property or any security codes. Loss of keys will result in the Client being charged the cost of replacing the lock and a number of 6 sets of keys
not allow animals to enter the flat unless previously authorised by The Best Rent S.r.l.
maintain the flat in a decent manner. The Client accepts that The Best Rent S.r.l., upon prior notice, may send one of its employees to check the flat. The client also accepts that, if in the unquestionable judgement of said appointee the property is not kept in a suitable manner, The Best Rent S.r.l. may send its own personnel to restore, clean and tidy the flat charging the relative cost of the intervention to the client.
